This document exposes every input variable, every coefficient, every data source, and the full formula used by the Billgami painting cost calculator. If you use this tool to price a job, this is what the tool assumed. If the assumption is off for your market, override the advanced inputs (labor rate and target margin) to correct for it.

The default hourly rate of $45 is the BLS 2024 mean hourly wage for Painters (SOC 47-2141) of $27.94, loaded with a 1.6x fully-burdened multiplier that covers payroll tax, workers' comp, tool depreciation, vehicle expense, and overhead. Override to your market.

Coefficients

Hours per wall sqft, by paint tier

Baseline coefficient is 0.010 hours/sqft for a mid-tier 2-coat residential job. Contractor grade is faster because paint flows and rolls quickly. Premium is slower because finish quality demands slower brush and roll rhythm.

Ceiling height multiplier

Prep level multiplier

Heavy prep multiplier is applied to labor AND a fixed dollar add-on covers additional materials (patch compound, primer, extra caulk).

Paint retail pricing (per gallon, 2026)

Prices are midpoint of the observed range at time of verification. Coverage rates reflect finish-grade coverage in typical wall conditions (a fresh coat over a compatible primed or previously painted surface).

Regional multipliers vs national average

Multiplier is applied to the pre-margin subtotal (labor + paint + supplies + add-ons + prep add-on). Full 25-metro breakdown will publish in a v1.1 revision after Q4 2026 BLS data lands.

The 0.7 exponent on coats reflects the observed pattern that a second coat rolls faster than the first because you are working over a compatible surface. A 1.0 exponent (linear) overstates the labor for a second coat. Data source: PDCA 2026 production standards.

The 15% supplies coefficient covers tape, drop cloths, plastic sheeting, brushes, rollers, tray liners, and painter's caulk. This tracks with observed sundry spend on typical residential jobs.

The 85% / 115% range around the total price is the calculator's honesty band. Any single quote should live somewhere in that range depending on client fit, competition, and market timing.

What is NOT modeled

• Lead paint remediation. Pre-1978 homes may require RRP-certified handling with a typical surcharge of $500 to $1,500. Add this manually if applicable.
• Historic district requirements. Local historic commissions may mandate paint types, colors, or licensed vendors. Add hourly overhead or a fixed surcharge.
• HOA color approvals. Time cost of submitting color samples for approval. Bill hourly if the client hasn't done this before contacting you.
• Scaffolding for 3+ story exteriors. Rental cost and setup time. Add a rental line item.
• Permit fees. State or municipal permit requirements for large exterior jobs.
• Sales tax. Varies by state and city. Add to the final quote based on your local rate.
• Insurance surcharges. Bond, general liability, and workers' comp cost pass-through if you itemize insurance on the quote.
• Weather contingency for exteriors. Reserve 10% to 15% of the exterior quote for weather delays. Not baked into the calculator.
